Description of the property
Wunstorf City Council is planning the development of a hotel site in a top tourist location in the heart of the town of Steinhude. The hotel location can be developed on three adjacent central sites in accordance with the wishes of the hotel operator and hotel investor:
Site A: Field between Lütjen Deile and Bruchdamm, near “Strandterrassen” restaurant
Site B: Meerstrasse 2A to 6 – with three existing properties
Site C: Meerstrasse 10 – northern part of the school grounds
Hotel: The location is to be developed for a hotel, preferably a hotel in the 3-4* category with a minimum of 70 rooms for use all year round. In addition to accommodation, the new property should preferably also include catering amenities, conference rooms and a spa. The seller is looking for an operator who can ensure attractive and successful use of the hotel property over the long term.

Site A: Central greenfield site in the tourist town of Steinhude. Located directly between the lake, a nature conservation area and tourist car park. Top tourist location with view of the lake; direct distance to water’s edge as from 70 metres and to town centre as from 200 metres. Area approx. 22,500 m², of which 15,700 m² owned by the City of Wunstorf. It is assumed that the private owners are basically willing to sell. The standard land value for developed plots in this area is EUR 500/m².
Site B: Developed plot with three properties located directly in Meerstrasse 2A to 6. Top tourist location with view of the lake. Direct distance to water’s edge as from 100 metres and to town centre as from 150 metres. Area 4700 m², owned by the City of Wunstorf. The standard land value for developed plots in this area is EUR 500/m². If a hotel operator has specific plans to develop the site, termination of the lease agreements with the present users is planned in the course of the development planning procedure.
Site C: Northern part of the school grounds at Meerstrasse 10. The approx. 18,000 m² site is owned by the City of Wunstorf and currently contains a school building which would have to be demolished. The standard land value for developed plots in this area is EUR 220 €/m².
This area can be partly or fully redeveloped as part of a development plan for use as a hotel. The new development plan, which has still to be drawn up, would also include a new road connection to the future hotel plot via the streets Bruchdamm and Meerstrasse. It is estimated that it will take approx. 1.5 to 2 years until the new development plan becomes legally binding.
SPECIAL FEATURE: The local government situation in Wunstorf has been extremely stable for many years. All the political parties which are represented on the local council welcome the administration’s intention to develop and establish a hotel property in Steinhude.
